Florida Down Payment Assistance: The Basics
Florida offers several state and county programs that may help eligible buyers with down payment and closing costs. Many are structured as second mortgages, some forgivable over time.
Eligibility usually depends on income limits, purchase price, credit and completing a homebuyer education course. Funding availability changes, so it's best to check current options early.
Understand the form of assistance before accepting it. Depending on the program, assistance may be a grant, a deferred-payment second loan, a repayable loan or a loan forgiven only after specific conditions are met. Ask when repayment is due, whether interest applies and what happens if you sell, refinance, move out or pay off the first mortgage.
Check geographic and occupancy requirements, first-time-buyer definitions, household income limits, purchase-price limits and participating-lender rules. An education course or an approved property type may be required. Being eligible for the first mortgage does not automatically mean you qualify for assistance.
Compare the complete financing package, not just the assistance amount: interest rate, monthly payment, fees, any second-loan obligation and the cash still needed at closing. Assistance does not necessarily cover every cost or remove the need for reserves. Ask which programs are currently available for your county and circumstances; funds and rules can change, and approval remains subject to program requirements and lender underwriting.
